This seminar will explore how technology, pandemics and GSE modernization efforts work in the aggregate to offer profound challenges to the valuation professional. Topics will be artificial intelligence, mobile technologies; machine learning, AVMs, the death of appraisal forms and how the existing landscape will experience a tectonic shift over the next 3 years. In addition to providing a perspective on the changes that are beginning to emerge, participants will hear a variety of opportunity paths that will allow them to make sense of the changing environment and what they can do to make the most of the opportunities emerging from this seeming chaos. A sample outline of the seminar discussion:

Yep! We’re talking about that 30+ year old mandate –  USPAP!

We, as licensed appraisers, can never get away from its requirements and guidelines. Presented for discussion and analyses is a series of “Attention-Getters!”

  • It’s that gotta’-always-stay-pumped-up attitude – WHY?
  • What role does USPAP play?

The numerous “Q & A’s”, plus the “I-Knew-Better-Really!” attention-getters are designed to challenge the licensed appraiser via the hands-on solving by the class. The suggested solutions of these scenarios will be in many forms – including solving mathematically via case studies.

Flood maps are a part of appraising, but what do they mean? Appraisers should have a basic understanding of why flooding occurs, how to read a flood map, and where to find someone to help them learn more. Recognize the different types of flooding, learn how the National Flood Insurance Program is administered, and understand the components of a Flood Insurance Rate Map.

The scope of work decision is the most critical one you will make in the development of an appraisal. After identifying the key elements of the assignment, you decide what needs to be done to arrive at assignment results that address the needs of the intended users of the appraisal. This seminar will help you become familiar with the broad range of services that you can offer under USPAP and give you practice determining the appropriate scope of work for various types of assignments. Return to your office with greater confidence when making scope of work decisions.

Printed materials for Getting it Right seminar are not included and must be purchased when registering at an additional fee. The download is included in your registration.

Objectives:

  • Understand the evolution of scope of work in USPAP and the level of flexibility it provides in today’s appraisal assignments.

NOTE: The seminar’s intent is to meet the criteria set forth in the Virginia CE requirement in HB284 (fair housing and appraisal bias.) This is effective with everyone renewing a Virginia real estate appraisal license as of 7/1/2023.

This seminar is approved by the Virginia State Board for 4 CE hours and meets their bias training criteria.  Applicable to General and Residential Appraisers as well as Users of Appraisal Services. This offering will review suggestions available to all Virginia appraisers that can be implemented in one’s current work to help minimize or alleviate such allegations by reviewing government requirements prohibiting discrimination in the valuation profession.

Setting the Stage for Inputs: An In-depth Look at an Inferred Market Study @ Brightpoint Community College, Midlothian Campus

Appraisal reports convey opinions and conclusions that are to be based on credible market support.  However, the reality is that this does not always occur.  USPAP requires the appraisal to have market support, sound reasoning and logic for adjustments in a comparison analysis, all components in a cost analysis and the multiple aspects of an income analysis.  This program will address the need for meaningful market analysis for properties that commonly transact and are located in relatively stable markets, using industry approved and peer tested techniques within the Six Step process.

We will focus on how this can be accomplished in an inferred market study. Market analysis precedes and is the underpinning of the highest and best use analysis and conclusion.  Many valuation reports convey opinions but often lack the underlying data and analysis to support the opinions and conclusions expressed in the report.  The underlying market data and its analysis is often poorly communicated due to clients requesting a quick turn-around time frame or the impact of other restrictions.

This program delves into all aspects of an Inferred market analysis which is the underpinning of a meaningful highest and best use analysis and conclusion.  Each step in the Six Step process will connect theory and practice to assist residential and non-residential practitioners in writing more complete and meaningful appraisals, regardless of the medium used to communicate the report.  The goal will be to offer pragmatic ways to comply with USPAP and allow clients and intended users to more fully understand all the work done by an appraiser.  The program is designed to show how USPAP and appraisal practice and theory can be presented in a succinct manner that will be meaningful to users while demonstrating the depth of research and analysis that trained and experienced appraisers bring to assignments.  The intent is to protect the general public and meet the obligation expected in this industry.
