This seminar will prepare the appraiser for the Scope of Work changes taking effect on April 1, 2022, with Fannie Mae assignments. Review both the Improvement and Exhibit sections of the B4-1.3 selling guide. Present the key features and requirements of residential square footage based on the ANSI 2021. Lastly, it will provide guidance on USPAP requirements for reconciliation and disclosure within the report and workfile. Course will provide:

  • Overview of the different Types and Sources of Data specifically focusing on Appraiser, MLS and Assessor square footage and the USPAP requirements for reconciling and reporting.
  • Basic techniques and procedures for measuring single-family residential dwellings.
  • Overview of the methods used by the American National Standards Institute Square Footage-Method for Calculating ANSI Z765-2021. Based on ANSI standard, review GLA and finished living area for many different style of homes including complex 1 ½ story, Two Story with sloped ceilings, dormers and Split-Entry/Bi-Level partial floor in basement and other common challenges.
  • Review changes to the Improvement and Exhibits section of Fannie Mae selling guide and their impact on appraisal practice, including how to handle Accessory Dwelling Units.
  • Review USPAP requirements for reconciliation and disclosure within the report and workfile

NEW SEMINAR! Appraisals or reviews of the most experienced appraisers can have inconsistencies in data, analysis, and reporting. This fast-paced and thought-provoking seminar focuses on significant inconsistencies that can have a major impact on the credibility of the appraiser as well as the value opinion. It will bring to light inconsistencies that can affect any part of the appraisal process including the definition of market value, highest and best use, the three approaches, functional and external obsolescence, and reconciliation. Eye-opening discussions and practical problems (including ag problems) will keep you interested and engaged throughout the day. Objectives:

  • Recognize inconsistencies with the definition of market value and the need to stay consistent with the type of value opinion developed.
  • Understand how the highest and best use decision drives the remainder of the appraisal process and how to stay consistent with highest and best use.
  • Realize the need for consistency within and between the three approaches to value.
  • Determine what constitutes functional and external obsolescence and how to maintain consistency with both in all three approaches.

The scope of work decision is the most critical one you will make in the development of an appraisal.  After identifying the key elements of the assignment, you decide what needs to be done to arrive at assignment results that address the needs of the intended users of the appraisal. This seminar will help you become familiar with the broad range of services that you can offer under USPAP and give you practice determining the appropriate scope of work for various types of assignments. Return to your office with greater confidence when making scope of work decisions. Objectives:

Yep! We’re talking about that 30+ year old mandate –  USPAP!

We, as licensed appraisers, can never get away from its requirements and guidelines. Presented for discussion and analyses is a series of “Attention-Getters!”

  • It’s that gotta’-always-stay-pumped-up attitude – WHY?
  • What role does USPAP play?

The numerous “Q & A’s”, plus the “I-Knew-Better-Really!” attention-getters are designed to challenge the licensed appraiser via the hands-on solving by the class. The suggested solutions of these scenarios will be in many forms – including solving mathematically via case studies.
