Appraisal reports convey opinions and conclusio ns that are to be based on credible market support. However\, the reality is that this does not always occur. USPAP requires the appraisal to have market support\, sound reasoning and logic for adjustments in a compariso n analysis\, all components in a cost analysis and the multiple aspects of an income analysis. This program will address the need for meaningful ma rket analysis for properties that commonly transact and are located in rel atively stable markets\, using industry approved and peer tested technique s within the Six Step process.
\nWe will focus on how this can be accomplished in an inferred market study. Market analysis precedes and is the underpinning of the highest and best use anal ysis and conclusion. Many valuation reports convey opinions but often lac k the underlying data and analysis to support the opinions and conclusions expressed in the report. The underlying market data and its analysis is often poorly communicated due to clients requesting a quick turn-around ti me frame or the impact of other restrictions.
\nThis program delves into all aspects of an Inferred market analysis which is the underpinning of a meaningful highest and best use analysis a nd conclusion. Each step in the Six Step process will connect theory and practice to assist residential and non-residential practitioners in writin g more complete and meaningful appraisals\, regardless of the medium used to communicate the report. This required 7-hour continuing education course\, copyrighted by The Appraisal Foundation\, focuses on U SPAP requirements for ethical behavior and competent performance by apprai sers. New case studies and tools are provided to help you learn how to bet ter navigate USPAP in order to solve problems in your daily appraisal prac tice\, and a USPAP Reference Manual is included with the course handbook. The topic of bias and appraisal practice will be covered using Advisory Op inion 16 showing how an appraiser can comply with USPAP as it relates to f air housing laws. The course will help you gain competency in USPAP\, and it will help those subject to state licensing or certification and continu ing education requirements imposed by professional organizations\, client groups\, or employers gain competency as well. NOTE. Appraisers must succe ssfully complete the 7-Hour National USPAP Continuing Education Course eve ry 2 years to meet the USPAP continuing education requirement. Registratio n includes course materials (not the USPAP Manual from the Appraisal Found ation). When you register for the course the default is to download the co urse material.
