Setting the Stage for Inputs: An In-depth Look at an Inferred Market Study

USPAP requires the appraisal to have market support, sound reasoning and logic for adjustments in a comparison analysis, all components in a cost analysis and the multiple aspects of an income analysis. This program will address the need for meaningful market analysis for properties that commonly transact and are located in relatively stable markets, using industry approved and peer tested techniques within the Six Step process. We will focus on how this can be accomplished in an inferred market study. Market analysis precedes and is the underpinning of the highest and best use analysis and conclusion. Risk and Equity’s Role

Dowling, MAI, MRICS, SRA, M.Ed.</li> </ul> The program reviews the underlying risk factors that impact all real estate & the role of equity when acquiring and owning real property. Appraisal assignments generally seek to value the whole property as of an effective date and practitioners use the methods and techniques taught academically & gained while on-the-job. We will review factors that contribute to many factors including but not limited to overall & yield rates. It views investments from both the lender & equity investors positions. While the various types of risk will be discussed, tools used by lenders will also be reviewed. Salient issues such as loan-to-value ratios, breakeven analysis, sensitivity need to be addressed when valuing income producing property. While most of the program will be relevant for the general practitioner, many risk issues are confronted by residentially valuers. This short program will also focus on the role equity plays when evaluating the real property rights. Business Practices & Ethics (6 CE Hours)

Also, there is handicapped parking right in front of the building. </div> </li> <li style="font-weight: 400;">Instructor: Robert Duke, MAI, AI-GRS</li> </ul> Business Practices and Ethics is an important course that provides information about standards and ethics requirements for valuers in general and, more specifically, for valuers who belong to the Appraisal Institute. Through discussion questions and examples, the class compares behavior and actions that illustrate violations of the Code of Professional Ethics, and participants learn how referrals can be made. Participants are also introduced to the Appraisal Institute Guide Notes to the Standards of Professional Practice and use these Guide Notes to resolve everyday appraisal practice problems. At the end of the course, they learn about common errors in appraisal reports and review reports, and they respond to questions about challenges that arise in appraisal practice such as requests for updates and requests to change or add intended users. These are common business practice issues that appraisers encounter in various assignments, including mortgage lending, litigation, and property tax appeal. The goal isto go over Standard Operating Procedures (SOP) and share best practices. Lamar Ellis, MAI, SRA, has been appraising real estate for over 30 years, having begun his career as a staff appraiser & construction loan inspector for a local Atlanta Savings and Loan Bank. In 1992, he began working as an independent fee appraiser for local Atlanta Banks. From 1999 – 2000, Lamar led a construction lending department in Georgia for Main Street Bank. He is a member of the Atlanta Chapter of the Appraisal Inst. and has served as the Educational Chair, Regional Representative, and on the Board of Directors. In 2014, he began to develop courses focusing on Drone Technology and Its Impact on the Appraisal Profession. He has presented in 41 States and internationally on the benefits of aerial inspections for real estate. New case studies and tools are provided to help you learn how to better navigate USPAP in order to solve problems in your daily appraisal practice, and a USPAP Reference Manual is included with the course handbook. The topic of bias and appraisal practice will be covered using Advisory Opinion 16 showing how an appraiser can comply with USPAP as it relates to fair housing laws. The course will help you gain competency in USPAP, and it will help those subject to state licensing or certification and continuing education requirements imposed by professional organizations, client groups, or employers gain competency as well. NOTE. Appraisers must successfully complete the 7-Hour National USPAP Continuing Education Course every 2 years to meet the USPAP continuing education requirement. Registration includes course materials (not the USPAP Manual from the Appraisal Foundation). When you register for the course the default is to download the course material. If you want hardcopy you have to select that option; there will be an extra fee. This material is required for the course, but it is not the USPAP Manual, it is the student handbook & guidebook for the class. This course explores fair housing, bias, and discrimination in real property valuation services. Starting with the basics, it will review federal fair housing laws enacted over the years, including the Civil Rights Act of 1866, the Fair Housing Act of 1968, the Housing and Community Development Act of 1974, the Fair Housing Amendments Act of 1988, and more. We will also look over the Equal Credit Opportunity Act of 1974 (ECOA), the Real Estate Settlement Procedures Act, Section 8 (RESPA), and the Housing for Older Persons Act of 1995 (HOPA). We will discuss the concepts of redlining, the fair housing complaint process, HUD enforcement, Department of Justice enforcement, private lawsuits, and new penalties and sanctions for non-compliance. There are several different types of biases. We will review definitions and examples of biases, particularly those that may be unintended and potentially occur in real appraisal work. The current edition of the Uniform Standards of Professional Appraisal Practice (USPAP) will be reviewed for guidance on fair housing, bias, and discrimination.
